Our Vision

The vision for Eddington is to create a place that is sustainable, long-lasting and ambitious, offering a high quality of life to enhance both the City and University of Cambridge.

The University is one of the world’s leading universities, but it must continue to develop and grow, and needs to address the lack of affordable accommodation for its staff and post-graduate students.

Eddington and the wider North West Cambridge Development seeks to secure the University’s long-term future and contribute to the City’s growth by providing homes for key workers, students and the public in a vibrant place to live.

Our Vision for the Future Phases

Our original outline application from 2013 delivered Phase One.

In September 2025, we submitted our outline planning application for the Future Phases of Eddington. This has now been validated by Greater Cambridge Shared Planning Service (GCSP) and will be considered by the Joint Development Management Committee in the coming months.

We carried out a full year of public consultation so that Eddington and Cambridge residents had an opportunity to shape the masterplan. If you would like to see our journey, you can do so by viewing our Future Phases Consultation page.

The Future Phases will continue the success of Eddington, which boasts a thriving, connected community and is home to both University staff and students and non-University residents. When complete, it will deliver:

  • The delivery of up to 3,800 high-quality new homes, bringing the total across the whole of Eddington to an estimated 5,650
  • Up to 50% will be affordable housing for University key workers
  • Dedicated accommodation for up to 1,675 students, bringing the total student homes at Eddington to 2,000
  • Up to 100,000m2 of employment space, 60% of which will be used for research and innovation, and 40% focused on mid-tech uses
  • Over one third of the development is retained as green and open spaces
  • New pedestrian and cycleways through and out of Eddington
  • Sports facilities and diverse play spaces throughout the development
  • The creation of an ambitious, sustainable development that builds on the renewable practices established in Phase 1

Phase One

The first phase of Eddington was launched in 2015 and has seen 1,800 homes built or under construction. This includes:

  • 686 affordable homes for University and College staff
  • 1,152 market homes for the community
  • 325 post-graduate student rooms
  • Three Form Entry University of Cambridge Primary School
  • Eddington Nursery
  • Storey’s Field Centre
  • Retail units, including a Sainsbury’s supermarket
  • Hotel
  • Green space, including landscaped parks integrated into the Sustainable Urban Drainage System and sports pitches
